What makes Temecula different
Old Town sits in a floodplain
Old Town Temecula is in a floodplain near where Murrieta Creek and Temecula Creek join to form the Santa Margarita River. In January 1993, Murrieta Creek hit a record 25,000 cubic feet per second and flooded Old Town up to 5 feet deep, causing $6 to 7 million in property damage. City records list more major floods along the creek in 1995 and 1998. A standard home or business policy does not cover flood. If you own or rent near the creeks, a separate flood policy is the way to protect your building and the things inside it.
The Elsinore fault runs through town
The city's General Plan says the Elsinore fault runs through Temecula and is a state-designated Alquist-Priolo Earthquake Fault Zone. The California Geological Survey lists a maximum magnitude of 6.8 for the Elsinore-Temecula segment. The plan also warns that loose alluvial soils could cause severe ground shaking. Standard home policies leave out quake damage. That means repairs to your foundation, walls and belongings after a quake would need a separate earthquake policy. We can walk through what that coverage includes for your home.
Foothills and fire hazard zones
Temecula's General Plan says the city faces both natural and urban fires, and the planning area is surrounded by rolling foothills and mountains. The plan includes a CAL FIRE Fire Hazard Severity Zone map showing Very High zones. Homes in or near those zones can find home coverage harder to place, and some carriers may ask more questions. Being appointed with more than one carrier lets us look at several options instead of one. It also helps to review whether your dwelling limit reflects what rebuilding would really take.
An I-15 commuter town
I-15 is the main route south to San Diego and north toward Riverside and San Bernardino, which makes Temecula a major home base for commuters. During one rainstorm, wet roads caused multiple crashes in both directions on I-15 and I-215 through Southwest Riverside County, including one that slowed southbound traffic just north of Winchester Road. Long daily drives mean more time on the road and more exposure to crashes. Liability limits above the state minimum, plus collision and uninsured motorist coverage, are worth a close look.
Coverage we write for Temecula residents
Auto
Many Temecula drivers spend long stretches on I-15 heading to San Diego or toward Riverside. Wet weather has caused crashes on I-15 and I-215 here. A serious freeway crash can cost far more than minimum limits pay, so we review higher limits with you.
Auto coverageHomeowners
Temecula homes range from early 1980s Meadowview lots to mid-1990s Vail Ranch, mid-2000s Harveston and new phases in Roripaugh Ranch. Older and newer homes rebuild differently. Flood and earthquake are excluded from standard policies, so we check which add-ons fit your street.
Home coverageFlood
Murrieta Creek flooded Old Town Temecula up to 5 feet deep in January 1993, and the creek flooded again in 1995 and 1998. Regular home and business policies leave flood out. A separate flood policy covers water damage that your regular policy will not.
Flood coverageEarthquake
The Elsinore fault runs through Temecula in a state Alquist-Priolo Earthquake Fault Zone, with a listed maximum magnitude of 6.8. Loose alluvial soils can make shaking worse. Earthquake damage is excluded from standard home policies, so it takes a separate policy.
Earthquake coverageRenters
Renting in Temecula still leaves your belongings exposed to fire, theft and Old Town's flood history. Renters coverage pays to replace your things and helps if someone is hurt in your place. Flood needs its own policy, so ask about it if you live near the creeks.
Renters coverageCondo
A condo association policy usually covers the building, not your walls in or your belongings. In Temecula, where the Elsinore fault can shake loose soils, ask whether earthquake coverage and loss assessment make sense for your unit.
Condo coverageLife
Temecula families often have one or two earners commuting long hours on I-15, and about 67.7% of homes here are owner occupied. Life insurance can keep the mortgage and daily bills covered if an income suddenly stops.
Life coverageCoverage for Temecula businesses
Temecula's economy leans on schools, health care and manufacturing. As of June 2025, the largest employers were Temecula Valley Unified School District (3,238), Abbott Laboratories (1,793) and Temecula Valley Hospital (1,344), followed by FFF Enterprises and Milgard Manufacturing. Pechanga Resort Casino is the largest employer in the Temecula Valley. Temecula Valley Wine Country has nearly 50 wineries and more than 3,500 acres of producing vineyards, which feeds a busy hospitality scene.
Workers' Compensation
In California, even one employee means you need workers' compensation. That applies to a tasting room server in Wine Country, a shop clerk in Old Town or a small crew working Temecula job sites. It pays medical bills and lost wages after work injuries.
Workers' compRestaurants
With nearly 50 wineries drawing visitors, Temecula restaurants and tasting rooms stay busy. Coverage can address customer injuries, spoiled food and liquor liability. Old Town spots sit in a floodplain, so flood coverage deserves a look.
Restaurant coverageBusiness Insurance
A business policy for a Temecula shop or office can cover your building, equipment and liability in one package. If you are in Old Town or near the Elsinore fault, ask about flood and earthquake, since those need separate coverage.
Business coverageCommercial Auto
Temecula businesses send vans and trucks up and down I-15, SR 79 and Rancho California Road every day. Wet-weather crashes on I-15 show the risk. Commercial auto covers vehicles used for work, which personal auto policies often do not.

Frequently asked questions
Can a Farmers agent based in Ontario help me if I live in Temecula?
Yes. Farmers Insurance, Young Douglas serves clients across California. Our team works remotely, so Temecula clients work with us by phone, text, and email, and in-person meetings at our Ontario office are available by appointment.
Do I need flood insurance if I live or own a business in Old Town Temecula?
It is worth serious thought. Old Town is in a floodplain, and in January 1993 Murrieta Creek flooded it up to 5 feet deep, causing $6 to 7 million in property damage. Big floods hit again in 1995 and 1998. Your home or business policy will not pay for flood water, so only a separate flood policy would cover that kind of damage.
Does my Temecula homeowners policy cover earthquakes from the Elsinore fault?
No. Standard home policies in California exclude earthquake damage. The Elsinore fault runs through Temecula, it sits in a state Alquist-Priolo Earthquake Fault Zone, and the Elsinore-Temecula segment has a listed maximum magnitude of 6.8. A separate earthquake policy is how you cover repairs and belongings after a quake.
Is the state minimum enough for my commute on I-15 out of Temecula?
Often it is not. Many Temecula drivers commute on I-15 to San Diego or toward Riverside, and wet roads have caused multiple crashes on I-15 and I-215 here. A serious freeway crash can easily exceed minimum limits, so we usually suggest reviewing higher limits and uninsured motorist coverage.
Can I meet with your team in person?
Yes, at our Ontario office by appointment, which is our only office. Our team works remotely and helps Temecula clients by phone, text and email, which handles most quotes and questions without a drive.
