Home Insurance Non-Renewal Help in California

If your home insurance company sent you a non-renewal notice, you are not alone, and you are not out of options. Thousands of Inland Empire homeowners are getting these letters. Here is what the notice means, what you can do right now, and how a local agent can help you get covered again before your policy ends.

What a non-renewal notice means

A non-renewal means your current company will not offer you a new policy when this one ends. Your coverage stays in force until the expiration date on your policy, so you have time to replace it. Do not wait until the last week, though. Some homes take longer to place, and an inspection may be needed.

Your rights in California

  • Advance notice. Under current California law, your insurer must send a non-renewal notice at least 75 days before your policy expires. If you got less notice than that, call the California Department of Insurance at 1-800-927-4357.
  • Wildfire protection. After a declared wildfire emergency, homes in or next to the affected area can be protected from non-renewal for one year. The Department of Insurance can tell you if your ZIP code is covered.
  • A new law is coming. California passed SB 1301 in 2026. When it takes effect, insurers will have to give more notice, explain the specific reason for a non-renewal, and tell you what repairs or changes could keep your coverage. Until then, the 75-day rule applies.

What to do this week

  1. Find the expiration date on your notice and put it on your calendar.
  2. Read the reason the company gave. Roof age, brush clearance, and wildfire risk are the most common, and some of these can be fixed.
  3. Gather your details: your current declarations page, the year your roof was replaced, and any updates to plumbing, electrical, or heating.
  4. Talk to a local agent who can check more than one company for you. That is where we come in.

How Young Douglas Insurance helps

  • We shop more than one company. We are a Farmers Insurance agency and are also appointed with other carriers, so one "no" does not end the search.
  • If the California FAIR Plan is the only option, we help you set it up correctly. The FAIR Plan covers fire, lightning, smoke, and internal explosion, with optional add-ons. It does not cover theft, water damage, or personal liability on its own.
  • We fill the gaps with a Difference in Conditions (DIC) policy. Paired with the FAIR Plan, a DIC policy adds coverage for things like water damage, theft, and liability, so your protection is closer to a regular homeowners policy.
  • We look for discounts that lower risk. Wildfire mitigation steps, such as clearing brush and hardening vents and roofs, can qualify for discounts with some companies.
  • We can bundle your car insurance with your new home coverage, which often brings the total cost down.

Common questions

Will my mortgage company find out? Yes. Your lender requires proof of coverage. If your policy lapses, the lender can buy coverage for you, and that coverage usually costs much more and protects the lender, not you. Replace your policy before the expiration date.

Is a non-renewal the same as a cancellation? No. A cancellation ends coverage during the policy term and is limited to specific reasons, like non-payment. A non-renewal means the company will not offer a new term.

Do I have to tell the new company about the non-renewal? Yes, answer every application question honestly. Being non-renewed for the company's own business reasons does not mean you did anything wrong.

Can I get coverage if my home is in a high fire risk area? Often, yes. It may take a different company, the FAIR Plan with a DIC policy, or a few mitigation steps. We will walk you through it.
